Financial Structure
Sale Lease Back/Plus is a new patent pending financial structure offering
a new and better solution for corporate off-balance sheet financings; an intelligent
alternative to sale-leaseback (and synthetic lease) real estate transactions.
Sale Lease Back/PlusTM is a financial product of Goldberg, Allen, Lane, &
Lothrop, Inc. and Lease Back Partners LLC.
Sale Lease Back/Plus provides a structure unavailable elsewhere in the market.
It has clear and distinct economic and operational advantages, which permits
the Seller/Lessee to:
- Achieve off-balance sheet financing for the transaction by obtaining operating
lease treatment;
- Realize a substantially lower cost of funds than a traditional sale-leaseback
transaction through lower equity return requirements and the Company (“A+”)
regaining ownership after the land lease;
- Realize 100% of sale proceeds of assets in Year 1, versus 70%-80% in typical
mortgage proceeds;
- Realize complete control of property during the long-term leaseback through
the bondable lease status; and
- Choose whether or not extend the lease at the end of the base term due
to the bondable lease status.
